Vertex Tops off at New Fan Pier Building on the Boston Waterfront Real Estate

Vertex Pharmaceuticals iron workers placed the final beam atop its second building in Fan Pier last Thursday, September 6th. This moves Vertex that much closer to their dream of moving to the Boston Harbor Waterfront. Joe Fallon, President and CEO of the Fallon Co. says, “This Vertex project is significant, not just for Fan Pier, but for this part of the city…Lots of other development will occur now as a result and that’s really what we’ve been seeking”.

Once complete, the Fan Pier waterfront real estate development will include eight buildings comprised of offices, residences, retail shops, restaurants, and hotel rooms, as well as a park and a marina. 50 Northern Avenue will serves as Vertex’s global headquarters, according to the Boston Business Journal. In July, Fallon topped off the first Vertex building. Now, Fallon plans to move his focus towards the construction of the residential portion of the mixed-use development. Fallon hopes to break ground next year on the 15 story luxury high rise building.

Boston Condo Sales Up

The Boston condo market continues to grow stronger. According to a recent Boston Globe article, condo sales have jumped an astonishing 29% since this time last year and the median sales price has seen a 6% increase. Consumer confidence has been regained in the market place and many buyers are beginning to re-enter the market taking advantage of low interest rates. The Waterfront market alone has shown record setting growth over the past year with a 21% increase in median sales prices and a 4.82% increase in price per square foot. Condo Sales On The Rise

With home prices on the rise as the housing market recovers, Mass single family homes saw a 35% increase in average sale price this May, as compared to the same month in 2011. Great interest rates and prices still on the rebound mean that opportunity is in the air for MA home buyers. The news is even better for sellers, especially those looking to market a Boston waterfront condo. Condo sale prices rose 1% above their level at the same time last year, slightly above the statewide average price for single family homes – which is quite rare.

According to the Greater Boston Real Estate Board, condo prices here in the city saw an even greater jump, showing a 4.4% increase over last year.

Coupled with the lowest inventory on market in years (a trend that has continued in eight of the past nine months), this is a great sign of a recovering market, and a welcome change for sellers – and for us! Year-to-date, CL Waterfront has sold as much property so far in 2012 as we did in all of 2011.  With over $55 million already closed or under contract, CL Waterfront continues to lead the market in 2012. Harbor Garage Project Withdrawn

Proposed by developer Don Chiofaro, the plan to replace the Harbor Garage in the North End with a twin set of skyscrapers, was officially withdrawn after 3 1/2 years of debate. Chiofaro’s $1 billion project exceeded the city height limits, putting him  at odds with Mayor Menino from the start. A revised version was submitted in 2010, however, it  still exceeded the height limits. This week Chiofaro wrote to the Boston Redevelopment Authority (BRA) to have the project repealed.

Chiofaro and co-founder Ted Oatis are now working directly with the BRA in hopes of creating something that is beneficial not only to their company, but also to the nearby North End and Waterfront neighborhoods, and the city as a whole. The BRA is pleased with the project’s progression forward, now that it has the  proper assistance. The result of their collaboration is sure to have a positive impact on the homes and businesses surrounding in the area.

Where to Relax and Beat the Heat in Boston

Summer is on the horizon and the warm and sunny weather is back!

Mirabella Pool is an outdoor, public pool located in Puopolo Park in Boston’s North End looking over Boston Harbor.  Open to both Boston residents and visitors alike, there is also a shallow spray pool for toddlers and small children.  Bathroom facilities are available within the recreational center on-site.  Swimming lessons are available for children twice weekly, and are only $5 per lesson, and you can pay as you go!

State Bans Daytime HazMat Trucking On City Streets

After many years of complaints, appeals, and petitions from local residents and businesses, state government has overturned a 2009 decision to allow HazMat trucks without Boston destinations free use of city roadways. Banned from city streets in 2005 after the opening of the Big Dig and the removal of the elevated expressway, the trucking lobby was able to get the ban overturned in 2009 citing revenue loss due to the added time and expense of routing commercial traffic around the city on Route 128. Trucks carrying hazardous materials are not allowed in any city tunnels, which forced drivers onto the main roads of the city in order to resume travel on I-93.

Trucks which have legitimate business to do in the city are still allowed to do so; using the city as a shortcut, however, is expressly prohibited. The simplest route around the tunnels, if one were to follow the now underground expressway route, is on the surface roads bounding the Rose Kennedy Greenway. Traveling through the heart of the revitalized Waterfront, HazMat trucks pose a serious threat to the safety of the surrounding area, as incidents like last summer’s massive explosion on Route 1 in Saugus illustrated. Local residents and business owners, among them Carmela Laurella and Vito Ascolillo of CL Waterfront Properties, stated as much in a petition which ultimately swayed MassDOT to uphold the daytime HazMat trucking ban.

This move came as wonderful news to those concerned with the safety of the city; gasoline tankers using Waterfront streets to cut through town passed by hundreds of businesses, schools, and residences on their way to their end destinations. Hazmat trucking is still allowed at night, although locals are working hard to end that practice as well. State signage will announce the new route around the city for one month, with the regulation going into effect June 13th.
