Boston Waterfront properties viewed from the Bostn Harbor

A Mild Boston Winter

Due to the mild winter, many owners in the Waterfront / North End neighborhood have decided to put their properties on the market earlier than normal.   Even regardless of the unusually warm weather, the market appears to be getting stronger.  We have seen an influx of both motivated buyers and sellers in the marketplace of late. While typically New Englanders are battling the elements at this time of year, we have had the luxury of a mild winter, making it much easier for buyers to look at potential Boston waterfront properties and for sellers to showcase their homes.

At CL Waterfront Properties, we have a very positive outlook for the housing market in 2012, and urge sellers not to delay – put your home on the market as soon as possible!  Within just the first two weeks of the year, there have been ten new properties listed in the Waterfront / North End neighborhood, and there are currently seventeen properties that either have accepted offers or are under agreement. It’s an exciting time to be involved in luxury Boston real estate! For more information about the selling and listing prices for the Waterfront/North End in the near year, please contact Scott Accorsini today.

Large Waterfront Development in South Boston Set For Groundbreaking in Spring 2012

Channel CenterJohn Drew, whose development company built projects such as the Boston World Trade Center complex and the Seaport Hotel, has announced that the long delayed construction of a mixed residential and commercial project on Congress Street in South Boston will begin in the Spring of 2012. The project’s 236 apartments and retail stores will help catalyze the area’s development.  The combined residential/commercial build strategy ensures daily activity and  therefore confidence among potential retailers and restaurants that there will be sufficient business in the area, in turn sparking new development.

Although much growth is expected over the next few years in the area that Drew is targeting, it is certainly not devoid of life at present.  Luxury condominium buildings in the area are highly sought after, such as the lofts at 25 Channel Center.  Mayor Menino spoke promisingly about the South Boston Waterfront area, noting that 70 companies have moved to the area over the past few years, bringing 2,000 jobs with them. Menino added that he only thinks the area will prosper further, mentioning the popularity of many area restaurants.

Photo by Michael Diskin. This is just one more sign that Boston’s waterfront is becoming the city’s center of  sophistication and fun.  Celebrity Chef Jody Adam’s, well known for Rialto, a top rated restaurant in Cambridge that has earned praise from Gourmet as well as Food and Wine magazines, will soon be opening “Trade at Atlantic Wharf.”  The restaurant will feature modern Mediterranean cuisine inspired by Spanish, Italian, and Greek styles.  Some of the known menu items include grilled bluefish, roast chicken marinated in lemon, slow-cooked stuffed pork and braised beef short ribs priced from $23 to $30.

“Cliff Diving” in Boston

Red Bull Cliff Diving World Series 2011 Boston

Red Bull Cliff Diving World Series 2011 - Boston

You would typically expect to see a “high-dive” board about 10 meters above the water. However, this past weekend the Institute of Contemporary Art building at Boston’s Fan Pier was transformed into an 80-foot diving board for competitive cliff diving. Cliff diving is usually considered a recreational sport where the diver jumps from a rock formation into either fresh or salt water. While the ICA in Boston is not technically a “cliff” it was the sixth stop for the Red Bull Cliff Diving World Series for 2011.

The Red Bull Cliff Diving World Series is the most prominent competitive platform for the sport of cliff diving. On Saturday, over 23,000 sports fans of Boston were introduced to a completely different type of sporting event where 14 divers from nine countries, between the ages of 25 and 46 competed for their spot in the competition’s standings. Gary Hunt, competing for Great Britain, swept the Boston round by accumulating 463.20 points and solidifying his first place spot with 109 points for the overall competition.

Boston was the competition’s first-ever East Coast stop in the United States. On their sixth stop the divers got to experience Boston Harbor’s “temperate” August water (averaging about 68 degrees Fahrenheit at this time of year). To learn more about the Red Bull Cliff Diving World Series 2011 click here.

Or to learn how you, too, can experience the exciting lifestyle in the Waterfront District – even if it’s not jumping into the Harbor from the top of the ICA – contact CL Waterfront today!

Vote for Christopher Columbus Park!

Filed under: Boston Waterfront Amenities, North End Amenities, North End Boston, Waterfront Boston. • Tags: , . By

Christopher Columbus Park in Boston's North EndIn the heart of Boston’s Waterfront district Christopher Columbus Park is a candidate available for voting in the Coca-Cola “Favorite Park” campaign. Hundreds of Boston residents and non-residents enjoy this park on a daily basis. It’s no wonder why – the park’s location and amenities are ideal for relaxing and enjoying the views of the Boston Harbor.

The Christopher Columbus Park in Boston’s North End was the first waterfront park to be built in the city and originally opened for Boston’s Bicentennial in 1976. A rose garden enclosed by a wrought iron fence and a granite fountain were added about ten years after the park was opened, but the park that people know and love today was updated in 2003 to include broad lawns, a play lot, a spray fountain, performance area, a statue of Christopher Columbus, and a beautiful wisteria-covered trellis.

The Coca-Cola “Favorite Park” campaign is a part of the company’s “America is Your Park” campaign which encourages families to get active outside at local parks around the country. The winning park will receive a $100,000 grant to help improve the area and make it an even better place for families to spend time. Vote for Christopher Columbus Park here to make it America’s “Favorite Park” of 2011!

A $3 billion development in Boston’s Seaport District is the latest and largest addition to Boston’s Innovation District.  The 6.3 Seaport Square DevelopmentMillion square foot Seaport Square Development project will be Boston’s largest development in history and hopes to keep Boston at the forefront of the innovation economy.  The 23-acre mixed-use sustainable neighborhood consisting of residential, retail, office, hotel, innovation, civic and cultural uses will be sure to enhance the South Boston Waterfront.  Several new parks, plazas and pedestrian ways will also be created as part of the project.

The project’s residential component includes the development of 2,500 for sale and rental homes, including 325 affordable housing residences and 325 innovative workforce housing residences.  The workforce housing residences are intended for people whose income is too high to qualify for affordable housing residences but are often priced out of the housing market.  The project is expected to create approximately 10,000 construction jobs and approximately 20,000 full-time jobs.  For more information regarding this development project please contact Christopher Smith.

It’s a Dog’s Life…

Boston is not only filled with universities and students, hospitals and doctors, it is filled with dogs and their humans.  Each week I receive at least one inquiry for a sale or rental of a pet friendly property.  No longer just a suburban pet, the urban dog is welcome in many places – in certain outdoor patio dining, in private dog parks, and in some designated areas of public places.  The services for these pets are innumerable – dog boutiques for accessories and natural food items; doggie day care with transportation; daily walks; overnight vacation services, and in home veterinary calls.

Many condominium buildings along Boston’s Waterfront are pet friendly.  As a lover of dogs, I do everything in my power to find a home for my wonderful canine residents and their people.

Here is a current list of some of the pet friendly buildings in the Waterfront:

Intercontinental: Owners and TenantsBoston Dog Park

Rowes Wharf: Owners only with Management approval

Harbor Towers: Owners only

Commercial Wharf: Owners and Tenants

Lewis Wharf: No Dogs

Mariner: Owners and Tenants

Bulfinch: Owners and Tenants

Union Wharf: Owners only

Burroughs Wharf: Owners and Tenants with Restriction
