Zoning process revisited

At the January 12, 2012 NEWRA meeting held at the Nazzaro Community Center, there was a unanimous vote to revise the procedure for reviewing zoning and licensing applications for Boston waterfront properties. In the past the applicant needed to make a presentation in front of the full membership at monthly meetings. In a 28-0 vote, the association has agreed that it is not necessary to bring the matters of zoning or licensing in front of the entire membership if the issue does not raise community concerns.

Zoning and licensing matters have been the main focus of many of the NEWRA meetings in the past. With this revision, it will allow the membership to focus on other important issues that may surface in the community. Local businesses will also be saving time and money which would typically be allocated for community review. The zoning and licensing committee will continue to review all applications and enforce the neighbor notification policy.

North End Celebrates the 2011 Tree Lighting & Trolley Tour

It was a joyful occasion on the Prado on Sunday, filled with Christmas cheer and holiday spirit during the Macy’s Enchanted Christmas Trolley Tour and Tree Lighting presented by the City of Boston.

Men, women and children of all ages gathered together in the North End to observe the Tree Lighting with Mayor Tom Menino and welcome good ol’ Saint Nick.

The event featured a fantastic holiday scene as the trolley tour stopped by the Paul Revere Mall area with an assortment of carolers, caracters and North Pole inhabitants.

High End Sales Push City & Waterfront’s Prices up 10%

Boston’s Downtown Condo Market is booming this year.  The overall median price for Boston rose by 10.2 percent to $487,000 this year, while luxury building prices rose 13.1 percent to a median of $735,000.  Both of these metrics are only about $15,000 shy of 2008 peak prices just before the financial crisis frightened buyers.

Boston WaterfrontAlthough these numbers seem good, citywide home sales in Boston have declined by 10% since last year.  The increase in both medians is likely due to the 26.8 percent increase in high-priced luxury condominium sales, most of which are in the downtown Boston area.  Another major factor allowing prices to increase while sales decrease is that there is simply less supply, giving sellers more power in the market.  Debra Taylor Blair, president of the Listing Information Network, a Boston company that tracks the city’s downtown condo market, presented the idea that “Sellers can rent their properties out and more than cover their mortgage.”  This at least partially explains home-owners’ reluctance to sell, and points to positive trends in market confidence despite the sales decrease.

John Ranco, a broker with the South End’s Hammond Residential Real Estate, also pointed out that much of last year’s sales were driven by federal home buyer tax credit.  These incentives mainly affect first-time home buyers, and therefore lower-priced sales.  Again, this helps explain 2011’s lower sales quantities but higher prices.

The Taste of the North End was founded by North End restaurant owners, Donato and Nancy Frattaroli, in 1993 as a benefit for Casa Monte Cassino, a place to stay for impoverished families from around the world while their children receive serious medical attention in Boston.

Over the next few weeks, as the Frattarolis developed the idea for the Taste of the North End to raise funds to help Casa Monte Cassino provide its invaluable services.  Since then, the Taste of the North End has raised over $450,000 for Casa Monte Cassino and other local North End charities!

Carmela Laurella clearly deserves her stellar reputation as the premier real estate agent on the Boston waterfront and the surrounding area. I bought a gorgeous waterfront condo with her help and, when I decided to move to Washington DC to join the Obama administration, she rented it for me quickly and profitably. When I decided to move to another area, Carmela then sold my condo for me at an excellent price in as difficult a market as we have seen in years. Finding a new home long distance is a nightmare unless one has the a realtor extra-ordinaire.  Carmela Laurella is one such rare gem.  My wife and I came into town from Singapore and within days Carmela had us so well organized we were able to purchase a new home without disrupting our travels. We felt so positive about Carmela we even had her hold the keys to our property until we were able to take possession many months later.  We recommend Carmela to any serious buyer – if all foreign buyers work with Carmela we may well solve the Boston real estate slump!
