Harborwalk and Greenway Flourish, Mark Tide of Change For Boston’s Waterfront

Clean Waters And Revitalized Public Space Signal New Life For Once Neglected Neighborhood

Clean, Safe Waters Now Border This Historic Neighborhood

Boston’s Waterfront district was once little more than a barrier between the financial hub of the city and the famously, shamefully dirty water of the Harbor. The elevated expressway, referred to by Mayor Menino as “Boston’s other Green Monster” and a notable emblem of the former state of the city’s urban infrastructure, has given way to a picturesque, verdant promenade, the Rose Kennedy Greenway. Plantings revealed at the groundbreaking ceremony in 2008 are now beginning to mature and shade the walkways and benches of the Greenway, and various initiatives have brought road and foot traffic right to the water’s edge – revealing a startling transformation.

The Waterfront today stands as a shining example of progressive development and positive local government influence. The neighborhood is now brimming with activity, from pedestrians and bicyclists enjoying the 47 miles of shoreline on the easily accessible HarborWalk to new construction reaching for the sky from such formerly unlikely places as South Boston. There are even plans to operate a water taxi from East Boston’s Maverick Square to Fan Pier in the Waterfront, which would make East Boston a viable and attractive location for those in search of an easy commute downtown.

Tireless effort by advocacy groups such as the Boston Harbor Association have finally transformed what was in recent memory little more than an eyesore into a residential and commercial district flush with opportunity. The harbor itself was even recently referred to by the EPA as a “great American jewel” – a far cry from the dark days of pollution and neglect, and a source of much pride for those who have dedicated their lives to revitalizing this quintessentially American landmark.

Stop by the Waterfront at any given time and you will be treated to visions of locals and tourists alike strolling the sprawling HarborWalk and enjoying a picnic on the Greenway – to those who have witnessed the transformation at hand, it’s a refreshing sight to behold. New tower to house hundreds of Boston luxury condos

Skanska USA Commercial Development and Twining Properties have proposed plans for a 300-unit residential apartment tower, with an additional 25,000 square feet of retail space, to be built in the Seaport Square community. The tower, expected to be called Watermark Seaport, will be located at the corner of Seaport Boulevard and Boston Wharf Road. Watermark Seaport is just one of the proposed projects within the 25-acre Seaport Square. According to Alex Twining, CEO of Twining Properties, “Watermark Seaport will link the exciting Fort Point community to Seaport Square and the Waterfront with apartments, shops, restaurants and open space”.

The new tower is just one part of the 25 acre Seaport Square community, a cornerstone of the transformation of this once quiet section of Boston’s Seaport into the Innovation District of today, thriving and bustling with activity. The area is expanding rapidly, with plans to create many new Boston Waterfront properties in the coming years.

How Much House Does A Million Dollars Buy You?

Filed under: Boston Luxury Condos, Boston Real Estate Market, Boston Waterfront Real Estate Market, CL Waterfront Properties NEWS, Featured For Sale, Prince, Uncategorized, Waterfront Boston. • Tags: , . By

63 Atlantic Ave. #11-E

MSN Real Estate recently posed this question, along with a slideshow of some million dollar properties nationwide – you can read the article here. Carmela Laurella was featured along with her exclusive penthouse listing in the Prince building, listed at $979,000. “(With) the combination of realistically priced homes, all-time-low interest rates and improving unemployment, consumers once again have confidence and feel that it is a good time to invest in property,” Laurella said. “Additionally, we have limited inventory on the waterfront and tremendous buyer demand.”

A million dollars buys you a lot of Prince Building condo in this case. A corner penthouse with a large private balcony facing the Harbor, this is a real value among Boston waterfront properties. Inside, cathedral ceilings and maple floors await, along with floor to ceiling windows, a large kitchen with skylight, and a master bedroom with en-suite bath and breathtaking views of the Zakim bridge and historic North End.

To find out more about this amazing penthouse or any of our other fine Boston luxury condos, contact CL waterfront today.

Boston's Flourishing Waterfront

Inventory of Boston luxury condos and single family homes is at an all-time low, according to MLSPIN. Low unsold inventory is a key indicator of a stable market, a welcome sign for the city. Our own Waterfront neighborhood proved to be among the strongest in Boston, with a 36% drop in available inventory since the same time last year. Overall, the city’s real estate inventory showed a 17% drop in the same time.

Listings are staying on the market for less time as a result – a 12% drop from last year citywide – and list prices are trending upward, with an aggregate 10% increase since last year. One of the key factors here is a lapse in new construction – during the low point of the recent recession, the proliferation of new residential construction came to a crawl in the heart of town. Now, with demand catching up to supply, new projects to fill the growing need for Boston Waterfront real estate are still a few years from becoming a reality for discriminating buyers.

Whether you are looking to buy or sell a Boston luxury condo, this strong market means that it is more important than ever before to work with an outstanding real estate team. To learn more about these market trends, get a professional evaluation of your property, or tour the finest available Boston luxury apartments, contact the real estate leaders at CL Waterfront Properties today.

Strong Activity in the Housing Market

2011 ended with encouraging reports on the real estate market and positive signs have continued into 2012. Here on Boston’s Waterfront, CL Waterfront Properties has seen strong activity since January 1, 2012. Since the New Year, 29 Waterfront homes are either under agreement or sold. 26 new listings along Boston’s gold coast have come on the market since the New Year, and 8 are already under agreement or sold. This activity, coupled with low interest rates, displays that buyers and sellers are confident and motivated when assessing the local real estate market.

The spring market is already upon us, now is not the time to wait if you are thinking of buying or selling. Contact CL Waterfront Properties today!
