Boston Property TaxThe City of Boston has raised property taxes by 2% for fiscal year 2012 — which is the maximum allowable increase under Proposition 2 1/2.  The 2012 tax rate rose to $13.04 per thousand valued, which is a $.25 increase from 2011.  Boston Commercial Property taxes also rose 3% to $31.92 per thousand valued.

With nearly 70% of Boston’s budget funded by property taxes, the 2012 tax increase will bring the city $75 million of additional revenue.  Property taxes can be raised annually by either an increase in the tax rate or increase in the assessed value.  Residential tax rates have increased over the past 3 years while assessed values (for the most part) have remained the same.

It was a joyful occasion on the Prado on Sunday, filled with Christmas cheer and holiday spirit during the Macy’s Enchanted Christmas Trolley Tour and Tree Lighting presented by the City of Boston.

Men, women and children of all ages gathered together in the North End to observe the Tree Lighting with Mayor Tom Menino and welcome good ol’ Saint Nick.

The event featured a fantastic holiday scene as the trolley tour stopped by the Paul Revere Mall area with an assortment of carolers, caracters and North Pole inhabitants.

Unfortunately for many New England communities, “Old Man Winter” crashed the Halloween festivities, leaving millions without power and parents having to cancel trick or treating this year.  But not the North End.  Despite Jack Frost’s early visit, the North End community continued with the 2011 Halloween Parade, sponsored by the Madonna Della Cava Society and City of Boston Special Events, and strolled through the waterfront neighborhood streets with the Saint Alfio’s and NorthEast Italian Band leading the way and families of little ghouls and gals trailing behind.  The band trumpeted such classics as Mickey Mouse, When the Saints Come Marching in, and more!  The North End and Waterfront fun continued with inflatable bouncing entertainment, DJ music and family activities.

5 Tileston Pl, Single Family Home for sale in North End Boston- Access by WalkwayOriginal article by June Albritton of Boston Homes Magazine

Rare Single-Family Home for Sale in Boston’s North End

Carmela Laurella of CL Waterfront Properties LLC is marketing a special property at 5 Tileston Place, a pretty courtyard off of Tileston Street in Boston’s North End Neighborhood, accessible only by foot or bike.

Tileston Street is a short road filled with local history, that starts at Salem Street near the Old North Church and ends on Hanover Street, near St. Stephen’s Church. It runs parallel to the Paul Revere Mall, where the famous statue of Paul Revere on his horse is located.

It is rare to fine a single-family home in the North End, but this is one of them. This home has three bedrooms, two-and-a-half baths, an eat-in kitchen, granite counter-tops, a gas cook surface, a family room, a large utility and storage room, architect-designed storage cabinets, a balcony and a roof deck. The list price is $995,000.

Celebrity Sightings on Quiet Private Lane

The present owner says he often sees athletes with the Boston Bruins or the Boston Celtics in the neighborhood, and he has seen the Stanley Cup many times. He also sees famous movie stars who visit the North End when they are in town. But, he says that even when there is a saint’s feast parade on Hanover Street, it is quiet and private on his lane.

A cast iron decorative gate marks the location of Tileston Place a few doors down Tileston Street, near Hanover Street. The brick walls and clapboard residences around it block excessive noise and provide a pleasant respite from the activity of the North End.

5 Tileston Pl North End Boston Home cast iron gate to private entrancePavers and light colored brick cover the ground. Gardens outline some of the buildings and planters fill in other areas. Hostas, miniature boxwoods, ornamental grasses, a Japanese maple and other plants soothe the spirit. At the end opposite the gate on Tileston Street is the brick wall of Paul Revere Mall.

Completely Renovated in 2000

In 1998 a developer sought permission to remodel 5 Tileston Place and replaced the wiring and plumbing, added recessed lighting to the public rooms, put on a new roof and made the home almost like new when it was completed in 2000.

He also added a second wood- frame clapboard building next door that contains two condominiums. These are the only three residences on Tileston Place.

Two entrance doors, each with its own stoop, face the courtyard. The one closer to Tileston Street is the formal front entrance. The second, just as in the suburbs, opens to the kitchen.

Through the front door a shallow storage closet gives space to hang coats. Beyond it, a staircase leads to the upper floors, and down the hall, stairs descend to the family room and the utility room. To the right from the front door a wide doorway opens to the living room.

Kitchen with Scavolini Cabinets & Pantry

The Scavolini kitchen cabinets include a pantry with a chromed carousel inside. The carousel rolls forward and turns so that either side can be accessed easily. Opposite the pantry, a large area provides plenty of space for a table for casual dining.

The white appliances, many of them KitchenAid, include a gas range, wall ovens, a dishwasher, a trash compactor, a refrigerator/freezer and a microwave. 3 Bedrooms, a Family Room, 2.5 Bathrooms, Utility Room, and More

A half bath off the lower level family room also holds the washer and dryer. The utility room is also off the family room.  The full bath on the second floor holds a Jacuzzi soaking tub. Two bedrooms, each with a fireplace, are on this level. The back bedroom has a deck large enough for a table and chairs.

The third floor comprises the master suite, which includes a large sitting room with a fireplace and a Juliet balcony. The en suite bath includes a steam shower. Another full staircase leads to the head house and roof deck.

Luxury Home Features and Amenities

All of the windows in the house feature custom interior wooden louvered shutters. Amenities include a central vacuum cleaner, gas central heat, central air conditioning and an audio/visual system that allows people using it inside and out to be seen and heard. There are retractable scroll screens on all doors. The master suite wall unit and closet and the second floor closet are all by California Closets.

A deeded parking space is available for $100,000.

Equestrian Statue of Paul Revere in the Prado with the North Church in the Background

NEWRA Parks and Recreation Committee plans to restore the Prado

Prado has become the new center of attention for the North End/Waterfront Residents’ Association’s Parks and Recreations Committee. A NEWRA monthly meeting was recently held this week at the Nazzaro Center and the committee expressed the Prado being in poor condition with crumbling brick, unkempt trees and weathered granite features.

The committee hopes to raise awareness to the historical site in the North End during the 150th birthday of sculptor Cyrus E. Dallin who created the Equestrian Statue of Paul Revere that resides in the Prado.

Even though Cyrus E. Dallin’s birthday is on November 22, the committee plans to throw the event in April 2012 in conjunction with the Cyrus E. Dallin Art Museum in Arlington, Massachusetts.

This year the North End/Waterfront will celebrate the 92nd anniversary of the Saint Anthony Feast. Since the Feast’s inception in 1919 the event has been a staple of the community celebrating the transition from summer to fall. The Saint Anthony’s Feast in Boston is the largest Italian Religious Festival in New England. Visitors will be able to stroll the decorated streets of the North End taking in local culture as well as enjoying food from the many stands located along the streets. The highlight of the Feast is the ten hour procession of the Statue of Saint Anthony through the neighborhood. There will be a variety of other events happening throughout the weekend including: cooking demonstrations, food samplings, as well as an open air Mass in honor of Saint Anthony. This is an event that all residents of the North End and Waterfront communities should not miss.
